DEPARTMENT

HOAMCO Architectural Department professionals provide the knowledgeable, effective direction, advice and services necessary to review, administer and enhance the operation and processes of Architectural Review for Homeowners Associations.

Our department will work closely with your Board of Directors, committees, homeowners, and other designated parties to develop and maintain programs for architectural review that will work most effectively and efficiently for your community.

Administration

HOAMCO Architectural professionals provide knowledgeable, effective direction, advice and services necessary to review, administer and enhance the operation and processes of architectural review for homeowners associations.
Our department, including HOAMCO’s in-house retired architect, will work closely with your Board of Directors, committees, homeowners, and other designated parties to develop and maintain the programs for architectural review that will work most effectively for your community.

 

  • Process submittal applications and documents for new construction projects.
  • Process and account for review and inspection fees, and refundable construction deposits.
  • Communication to owners, builders, and designers during new construction and exterior modification processes.

 

Design Guidelines

When an Association’s guidelines need to be updated or even created from scratch, HOAMCO’s Architectural Department can help create, update and implement architectural design guidelines. When updating guidelines, HOAMCO reviews current guidelines against CC&R’s to ensure they are compatible, and when not, recommends adjustments. When creating design guidelines from scratch, HOAMCO uses CC&R’s as a starting point to develop standards that guide construction and maintain integrity and character of the community.

HOAMCO also stays current on legislation regulating the architectural review industry to make sure all design guidelines remain up to date.

Reporting

Over the years we have found that regular progress updates not only serve to alleviate the stress that sometimes accompany ongoing construction projects but also helps to instill trust between homeowners, the Board of Directors and HOAMCO’s Architectural Department. With every project that HOAMCO’s Architectural Department manages, monthly progress reports are available and may be prepared as requested for the Board to review during their scheduled meetings.

 

Review Services

Architectural reviews are a comprehensive examination of blueprints and design plans to make sure all new construction projects, major additions and/or exterior modifications comply with community guidelines set by the homeowners association. To obtain approval, elements of the plan must meet all community design requirements and be compatible with the surrounding neighborhood.

 

  • Conduct a pre-design site meeting with the property owner/agents, prior to plan submittal.
  • Communication and monthly meetings with Architectural Review Committee members during the review and approval process.

Inspection Services

Once a project is reviewed and approved, architectural inspections ensure construction and/or modification comply with design specifications. HOAMCO offers various levels of on-site inspection services during the construction phase to make sure all work in progress complies with the approved plan. HOAMCO inspectors also monitor and enforce rules and regulations established by the Association relating to the building process. Lastly, inspections help associations comply with all legislative requirements specific to the area.

 

  • Pre-construction site meeting with contractor/owner to review all construction rules.
  • Elevation inspection, verifying design and adherence to approved plans, verification inspection of approved exterior colors and materials prior to full application.
  • Conduct the required two (2) formal inspections with property owner or owner’s agent.
  • During the course of construction, levy any violations or fines necessary to protect the community.
